Akelius Residential Property AB were issued an Order to Comply in December 2017 by the city of Toronto for a property they purchased on July 27, 2017 to stop work on renovating apartments without building permits in a building located at 150 The Donway and 4 Overland Drive.

Akelius on March 12-15, 2018 finally complied with the city building bylaws and applied for proper permits. 1-Building Addition/Alterations, 2-Mechanical (MS) and 3-Plumbing (PS) for each of the the units now being renovated. Total 30 permits. 

Akelius Residential Property AB has been doing this kind of work without permits for a number of years. Currently work is being undertaken at 111 Lawton Blvd. and permits for apartment renovations have not been issued since taking possession of the building on August 10, 2015. Approximately 70 apartments have now been renovated, rewired and plumbing done all without permits. Why? How many other buildings owned by Akelius Residential Properties AB has work been undertaken without permits. In the city of Toronto the company owns 3645 apartment units in 42 locations. A further question needs to be asked, why hasn't the city investigated the other properties owned by Akelius after forcing the company to apply for building permits with 150 The Donway and 4 Overland Drive? I hope the city will finally enforce the bylaws governing building renovations and recoup the cost of permits that should've been applied for along with penalties against Akelius Residential Properties AB for disregarding the city building codes. 

UPDATE APRIL 13, 2018 - An order to comply has been issued for the Akelius property located at 265 Russell Hill Road purchased January 31, 2013. It took the city long enough to finally enforce the city building bylaws. 111 Lawton Blvd still waiting for the city to issue a comply order. This building has been owned by Akelius since August 10, 2015 and 70 apartments have been renovated without permits. Again why hasn't the city investigated the other properties owned by Akelius representing 3,645 apartment units? The building permits violations have been going on since Akelius Canada entered the Toronto market in 2011. There is a list of properties on this blog indicating the date of purchase for each building, most of these have had renovations done without permits. All the city inspectors have to do is check each one for proper permits. Akelius year end financial report dated January 1, 2018 indicates 3.8% of the 3645 apartment units are currently being renovated - 139 apartment units.

UPDATE APRIL 17, 2018 Order to Comply has been issued by the city for 111 Lawton Blvd. re permits.

On April 19, 2018 the notice was removed and workers entered the units to do work in violation of the order. The violation has been reported to city inspector.

The entire apartment has been rewired with new electrical panel installed. NO PERMIT



All plumbing has been altered to add a dishwasher, washing machine and large bathroom tub in a building built in 1956. NO PERMIT
